Market Appraisal and Valuation of Residential Property in Scotland

As an estate agent, property valuations and appraisals are part and parcel of the working day. Proficiency in valuation techniques is therefore essential to be able to function as a first-class agent. The course will look initially at basic valuation theory and the various methods of valuation, followed by the application of relevant valuation methods and how these are applied to the different property types you are likely to encounter as an estate agent. 


  • Basic economic supply and demand theory
  • Valuation bases – market value, price, estimate of worth and market appraisal
  • Factors affecting value
  • Valuation methods, including – comparable, investment and residual methods, insurance value
  • Application of valuation techniques – use of different valuation methods, valuations for specific purposes, such as tax and matrimonial matters, valuations for investment and development

Ian Gray, NAEA Trainer

Ian Gray

Ian is a chartered surveyor, with a passion for Residential Property in all its aspects. He is keen to share the knowledge he has gained from training as a Quantity Surveyor and becoming a General Practice Surveyor and Registered Valuer. He has been involved in managing a multi-practice firm of Surveyors with offices across Scotland, and managing the Conveyancing and Estate Agency teams in Edinburgh and Glasgow for one of Scotland’s top firms of solicitors. He most recently set up his own consultancy firm.
