Every agent that I speak to across the Midlands has a different story to tell, varying from town to city and shire to shire.

The majority of agents across the Midlands are complaining about the lack of new listings, thus the pressure on fees. Rural agents are again struggling with new stock supply, many commenting that market demand appears strong, however, there is a shortage of motivated purchasers in the very rural shires within our region.

There is no doubt that the Brexit squeeze has affected market conditions throughout the region; many Propertymark professionals are awaiting the ‘Boris Bounce’ that is anticipated by most commentators.

The other main topic on most agents’ lips is the portal debate; again, the Brexit squeeze affecting profitability, with most agents scrutinising their portal accounts very closely.

Of course, there are always exceptions to every rule. It was refreshing to hear one agent in my recent Midlands Workshop reporting excellent market conditions in his business in Telford, with new homes referrals, increasing market share, increasing fees and preparing his business for the aftermath of the lettings fee ban, including enrolling all of his frontline staff on professional training courses and qualifications. A timely reminder to what all we seasoned professionals know – it is only as good as you make it.

I also urge Propertymark members to familiarise themselves with the guidelines laid down by the National Trading Standards Estate Agency Team to ensure that we are all ready to safeguard against the banning of referral fees. We need to demonstrate to Government that we are fully transparent with our fees, by taking action now.

We need to stop a repeat of the Tenant Fees Ban, which many agents said and believed would never happen.
