Russell Griffin

April 2019

Fresh from the NAEA Propertymark Advisory Board meeting in Westminster, and the success of the National Conference, Russell Griffin Midlands Regional Executive reports that Member Agent motivation is strong as Brexit Britain heightens.

Our President Mark Bentley did a sterling job with his super-agent/superhero theme. The essence of good estate agents is looking after buyers and sellers, enabling them to move into new properties and continue with their life’s journey.

Mark Hayward, Chief Executive of NAEA Propertymark, also focused on the stoicism of agents, as the market tightens and regulations heighten.

The Midlands market has seen a slight improvement year on year with house price inflation and particularly in the rural shires as demand for the ‘escape to the country’ increases. The city agents within the region are reporting hardening markets with the whole of the region struggling for new instructions as generally house movers hold their breath until the Brexit decision unravels.

I speak to many agents in my region and the membership is very complimentary of the Propertymark rebrand, particularly the assistance given on the websites with AML legislation, Consumer Protection Regulations and the general wellbeing of modern estate agency.

The Propertymark Advisory Board meetings are driven with the ethos of the betterment of the profession. The online disruptors have their place, but it seems to me that the traditional and established estate agents have never been needed more than ever during these tough times.

The first-time seller often needs assistance from Propertymark members. Selling a house at any time can be a formidable experience, so I encourage all Propertymark members to focus on the first-time seller. The worry is they will turn to the internet for an online-only model if Propertymark members do not make themselves available for this important part of the house-selling community.

It looks like being a turbulent 2019. It will be survival of the fittest, as the good agents hone their skills, look after their clients and identify their best buyers. Myself and any member of the Propertymark Advisory Board will be very pleased to assist any member during this interesting time.
