This is my first regional round-up as the northern regional executive. The Northern region is extensive in size and diversity from some of the lowest property prices in the country in the old mill towns to some superb and very expensive country piles.

These are certainly challenging times but the one thing we Northerners do have in bucket loads is resilience and the push to do business in whatever market conditions we are given. Encouragingly the year started positively across the region as a whole, with many agents reporting the best start for many a year. The last couple of months, with the uncertainty of Brexit, has affected the market, with low stock levels and lower numbers of buyers generally.

Sales, though, have been quite consistent, with good stock selling quickly due to the low level of property available, and this trend has been seen across all price brackets. However, agents are reporting lengthy transaction times, so it pays to strengthen relationships with the other professions involved in the transaction chain. There are some excellent good sale progression tools, and I encourage agents to look at what is available as good technology can really help streamline the process.

The increasing regulations imposed on agents and the new legislation is leaving many agents feeling hard done by, and with the downward push on fees, many are struggling. It is crucial to really know your business inside out, focus on profitability and take some time to work on the business and not just in the business. Agents need to innovate and adapt to the changing market needs, which includes embracing the benefits of operating online.

We cannot ignore the fact that the internet is the first port of call for the public, when they buy anything from clothes to cars and, of course, their homes. Therefore, having an effective web operation, alongside the existing bricks and mortar premises, will enable agents to provide a more comprehensive and flexible service for their customers.

Propertymark offers a host of tools to help; the workshops are free to attend for members and they are a great way to keep up to date with legislation and meet other agents. It can be lonely out there, but we share common concerns and goals as it’s good to communicate with like-minded agents. The website also contains so much valuable information, from guidance on legislation to client-facing sales aids. The Propertymark webinars are a really effective way to keep your whole team up to date.

There is also lots of free training out there; look to start a podcast club and share ideas within the office, you will be amazed what your team will come up with, from your office junior, to top negotiator.

We have some strong brands in the region with some big ambitions, and I really want to build the northern voice. It is a privilege to represent the region, but please do get in touch so I can make your voice heard.
