'The property market in the South East of England is always a hot topic. With such a diverse range of micro markets – from Virginia Water in Surrey boasting the world-famous Wentworth Golf Club and an average property price of £1,366,211, to the Isle of Wight, only accessed by one of the most expensive ferry crossings in the world and with an average property price of £238,875, it is not easy to give an overview on the area as a whole.

'However, estate agents at both ends of the spectrum are facing the same challenges in the near future with upcoming changes to legislation and regulation as well as Brexit, which need to be taken seriously. Propertymark is here to support you through these changes by offering all sorts of help and guidance – from workshops and seminars to training and legal advice.

'To continue to be successful, we need to work smart and ensure that we embrace the way that people now search for property. Whether we like it or not, the vast majority of people start their search online so make sure that you use professional quality photos. It never fails to amaze (and amuse) me what terrible photos some agents publish! We also need to keep in touch with our clients regularly – other agents will be calling them daily trying to persuade them to switch and we don’t want to be the ‘buffer’ agent.

'In Surrey, where I am based, the market has woken up enormously since January and we are seeing more motivated sellers putting their properties on the market. Vendors are starting to realise that the selling price is usually relative to the purchase price and the only thing that actually matters is the difference between the two.

'We have also seen a noticeable rise in first-time buyers locally – fuelled by the changes in Stamp Duty, the Help to Buy scheme and lenders offering up to 95 per cent mortgages as well as the ever-popular bank of mum and dad. With these incentives available, there has never been a better time for first-time buyers to take their first step onto the property ladder.'
