Negotiators wanting to hone their viewing skills and achieve more sales, valuation leads and third party referrals.


  • The importance of preparation & knowledge – know your applicant, your portfolio, the property and the area!
  • The different viewing objectives and how they can/should change during a viewing
  • The value of a detailed viewing questionnaire both to your applicants but also as a positive way of fulfilling your obligations under the Consumer Protection Regulations 2008
  • The viewing (or for us the ‘eyes and ears’) process: meet & greet, different room ordering, building rapport, championing the property and area, managing expectations regarding known issues, effective time management.
  • Finishing off the viewing process to establish those who are seriously interested – so don’t stop at “What do you think about the house then?” but continue “Out of the properties you have seen so far, where does this one rank?”. If it’s not in the top two, it doesn’t matter if they’ve seen 5 or 25 properties to date, they aren’t going to buy it!
  • Think of the seller – if s/he was a fly on the wall, would s/he feel that you had showcased the property to the max? If not, why not – and how can you improve the next time!
  • A word about safety
  • After viewing process – getting the right sort of feedback, the speed of feeding back to the seller and how to give it!
